This Workspace Rental Agreement (“Agreement”) is entered into by and between Rubble Rock and Gem Ltd. (“Owner”) and the individual or entity renting the workspace (“Renter”), collectively referred to as the “Parties”. By renting the workspace, the Renter agrees to the terms and conditions outlined below.

1. RENTAL DETAILS

1.1. Rental Fees

The rental rate is $50 per hour.
For every 4 hours rented, the Renter receives 1 additional hour free.
Payment is due in full at the time of booking unless otherwise agreed upon in writing by the Owner.

1.2. Damage Deposit

A refundable damage deposit of $200 per session is required before the rental period begins.
The deposit will be refunded within 7 business days after the rental, provided no damage or violations of this Agreement have occurred.

1.3. Cleaning Fee

The Renter is responsible for cleaning the studio after use.
If the workspace is not cleaned to a reasonable standard, a cleaning fee equivalent to one hour’s rental fee ($50) will apply.
In extreme cases, additional cleaning fees may be charged at the Owner’s discretion.

2. LIABILITY & INDEMNIFICATION

Rubble Rock and Gem Ltd. is not responsible for any injuries, accidents, or damages that occur during the rental period, including but not limited to injuries caused by slips, trips, falls, equipment use, or any other incidents.
The Renter assumes full responsibility for the safety of all individuals present during their rental period.
The Renter agrees to indemnify and hold Rubble Rock and Gem Ltd., its employees, and affiliates harmless from any claims, liabilities, damages, or costs resulting from the use of the space.

3. STUDIO RULES & USAGE

3.1. Available Amenities

The following amenities are provided for Renter use during the rental period:

Wheelchair-accessible washroom

3.2. Prohibited Items & Activities

The following are strictly prohibited:

Use of jewelry and gemstone tools or machines (private use of such equipment is not permitted).
Any modifications to the workspace, including affixing items to walls, altering furniture, or tampering with studio fixtures.
Unauthorized subletting of the space to third parties.
Smoking, vaping, open flames, or hazardous materials inside the workspace.
Excessive noise or disruptive behavior that could disturb neighboring businesses or residents.

3.3. Room Capacity & Setup

The studio accommodates a maximum of 15 people.
Desks are available for 8 individuals.
Renters are responsible for arranging and returning furniture to its original position before leaving.

4. SECURITY & SURVEILLANCE

4.1. CCTV Monitoring

The studio is equipped with security cameras that record audio and video 24/7.
These recordings are for security purposes only and will not be accessed unless necessary.

4.2. Key Access & Lock-Up

If key access is granted, Renters must ensure all doors are securely locked upon departure.
Failure to properly secure the workspace may result in forfeiture of the damage deposit and additional penalties.

5. CANCELLATION & REFUNDS

Cancellations made at least 48 hours before the rental start time are eligible for a full refund.
Cancellations made less than 48 hours before the rental start time will result in a 50% refund.
No-shows or cancellations within 24 hours of the rental start time are non-refundable.

6. AGREEMENT ACCEPTANCE

By booking and using the workspace, the Renter acknowledges that they have read, understood, and agree to comply with the terms of this Agreement. Failure to adhere to these terms may result in additional fees, loss of deposit, or denial of future rental privileges.
